BABY BOOMERS SHOULD BUY NOW TO RETIRE IN STYLE

'Baby Boomers' ' those born between 1946 and 1964, started to think about where they want to spend their senior years. Experts say they shouldn't waste time, they should buy their future retirement homes now.

Every time a boomer does something ' like going to school, finding a mate, looking for a job ' there's always lots of competition.

That phenomenon also will apply to retirement homes. High boomer demand is outpacing the supply available housing and pushing up prices, especially in temperate and coastal areas from California to Arizona to the Carolinas and Florida.

Boomers really don't have a lot of time to wait to buy their retirement home. For example, there's a fixed supply of prime properties, such as oceanfront, riverfront and lakefront properties, meaning these properties are going to collide with this baby boomer tidal wave.

Relocating is a very serious step to take. Boomers shouldn't just go to a vacation destination for a few weeks and buy a property and move there. Go to the areas of interest not just in the tourist season but in off season times as well.

The Greater Daytona Beach area continues to be one of the most affordable retirement destinations in the nation. However, though still affordable, from 2003 to 2004 the median price of a home near the coastal regions of Central Florida have shot up from the high $120,000 range to the mid $170,000 range, a whopping 40% price increase. Indicators predict that property values in this popular Central Florida region will continue to escalate at a rapid pace over at least the next few years making it imperative for many baby boomers, who realize their retirement budget will only stretch so far, to buy now, at today's prices, rather than gambling that when they retire they will be able to afford a retirement home.
